Job Purpose:
The purpose of an MEP Supervisor is to oversee, coordinate, and ensure the successful execution and maintenance of Mechanical, Electrical, and Plumbing (MEP) systems on construction sites or within existing facilities. This role ensures that MEP works are carried out efficiently, safely, on time, and in compliance with quality standards and regulations.
- Supervise daily MEP work (mechanical, electrical, and plumbing) on-site to ensure high standards of quality and safety.
- Conduct regular inspections to identify potential issues and recommend corrective actions.
- Prepare daily/weekly work reports and updates for the MEP Manager or Project Manager
- Ensure the smooth operation of facilities by monitoring and reporting on equipment performance, maintenance needs, and employee performance.
- Ensure that Planned Preventative Maintenance tasks are carried out in accordance with the schedule, frequency, and task lists, and provide reports on any works required thereafter.
- Monitor staff daily activities and job completion.
- Conduct routine inspections of tasks completed by Technicians and Service Partners.
- Oversee and carry out maintenance and repair of equipment.
- Respond promptly and efficiently to all reactive issues and help desk requests.
- Review work orders, checklists, and other documentation to ensure that the work was performed correctly.
- Evaluate employee performance and conduct disciplinary actions when necessary.
- Oversee the work of employees to ensure that all projects are completed on time and within budget constraints.
- Inspect work in progress and complete work to ensure standards are met.
- Respond to emergency situations during and after hours to resolve emergency requirements.

- Excellent technical skills with the ability to recognize electrical, plumbing, ventilation, and mechanical malfunctions or equipment failures.

Senior MEP Manager

The Senior MEP Manager leads the Mechanical, Electrical, and Plumbing (MEP) function across the properties managed by Knight Frank. This role is responsible for the performance, safety, and compliance of MEP systems across properties managed by Knight Frank, managing MEP teams and contractors, driving preventive maintenance and energy efficiency, and ensuring rapid, effective response to operational issues.
- Lead and manage the MEP (Mechanical, Electrical, and Plumbing) function across all managed properties, ensuring safe, reliable, and efficient operation of building systems.
- Supervise and mentor MEP Executives, technicians, and contractors, setting performance standards and reviewing work quality across sites.
- Develop, implement, and monitor Planned Preventive Maintenance (PPM) programs across managed properties, ensuring schedules are met and properly documented.
- Lead root-cause investigation and corrective action for recurring or major MEP faults, escalating and resolving complex technical issues.
- Oversee compliance with fire safety, electrical, plumbing, and other regulatory and code requirements across all sites.
- Manage MEP-related budgets, cost control, and procurement, including tendering and evaluating contractors and service providers.
- Review and approve MEP contracts, service agreements, and vendor performance, ensuring value for money and service quality.
- Drive energy efficiency and sustainability initiatives across managed properties, tracking utilities consumption and identifying improvement opportunities
- Prepare and present MEP performance reports, budgets, and improvement plans to senior management and clients.
- Oversee the site-based MEP on-call schedule and emergency response process, ensuring adequate coverage outside regular working hours across managed properties.
- Coordinate with Property Managers and site operations teams to resolve MEP issues affecting tenants and occupants.
- Support capital improvement projects and major works, including scope development, tendering, and contractor supervision.
- Oversee testing and commissioning of new or upgraded MEP systems and equipment prior to handover or operational use.
- Ensure proper documentation, asset registers, and maintenance records are maintained and kept up to date across sites.
- Provide technical MEP support during property handover – from contractor to developer, and from developer to property management (defects, O&M manuals, systems commissioning).
- Provide MEP input into Service Charges computation (utilities and maintenance costs).
- Provide technical MEP input into Tenant Handbooks and Fit-Out Manuals (fit-out guidelines, load limits, systems standards).
- Perform other duties as assigned by senior management.

- Bachelor's Degree in Electrical Engineering, Mechanical Engineering, Facilities Management, or a related field. is required
- MEP operations or building maintenance for 7 years
- Including in a supervisory or managerial role for 4 years as a minimum
- Strong technical knowledge of mechanical, electrical, plumbing, HVAC, and fire protection systems.
- Proven experience managing teams, contractors, and multi-site or large-scale MEP operations.
- Experience with PPM systems, budgeting, and vendor/contract management.
- Working knowledge of local building codes, safety regulations, and compliance requirements.
- Strong problem-solving, leadership, and communication skills.
- Able to read, interpret, and check MEP drawings (e.g. as-built, shop, and layout drawings) and working knowledge of AutoCAD.
- Willing to respond to escalated MEP emergencies outside regular working hours when required.
