Position Summary
Duties & Responsibilities:
  • Manage the day-to-day operations of serviced apartment properties.
  • Ensure all facilities and common areas are maintained in excellent condition.
  • Conduct routine property inspections and identify maintenance requirements.
  • Coordinate with housekeeping, maintenance teams, and external service providers.
  • Ensure compliance with safety regulations and company policies.
  • Handle tenant and guest inquiries, complaints, and service requests professionally.
  • Maintain positive relationships with residents and ensure customer satisfaction.
  • Coordinate move-in and move-out procedures.
  • Assist in resolving tenant issues and operational concerns promptly.
  • Support marketing and leasing activities to maintain high occupancy rates.
  • Prepare lease documentation and monitor contract renewals.
  • Monitor room availability and occupancy performance.
  • Maintain accurate records of tenants, leases, and property documentation.

Qualifications:

Leasing and Marketing Supervisor

Position Summary
Duties & Responsibilities:
  • Develop and implement sales plans to achieve occupancy and revenue targets.
  • Identify, approach, and secure new corporate clients, government agencies, travel agents, relocation companies, and business partners.
  • Maintain strong relationships with existing clients and ensure high customer satisfaction.
  • Prepare and present sales proposals, quotations, and service agreements.
  • Conduct property presentations, client meetings, and unit inspections.

Maintenance Supervisor

Position Summary
Duties & Responsibilities:
  • Supervise and coordinate the daily activities of the maintenance team, including plumbing, electrical, air conditioning (HVAC), mechanical, and general building maintenance.
  • Develop, implement, and monitor preventive maintenance schedules for all building systems and equipment.
  • Assign maintenance tasks, monitor work progress, and ensure jobs are completed efficiently and to the required quality standards.
  • Inspect the condition of the building, guest rooms, common areas, and engineering systems to identify maintenance needs.
  • Respond promptly to emergency maintenance requests and ensure minimal disruption to operations.
  • Troubleshoot complex maintenance issues and provide technical guidance to maintenance technicians.
  • Coordinate with external contractors and service providers for specialized repairs and maintenance works.
  • Ensure compliance with occupational health and safety regulations, fire safety requirements, and company policies.
  • Monitor the performance of HVAC systems, generators, elevators, water pumps, electrical systems, plumbing systems, and other building equipment.
  • Maintain accurate maintenance records, service reports, equipment history, and preventive maintenance documentation.
  • Prepare maintenance schedules, work plans, and monthly maintenance reports.
  • Monitor inventory of spare parts, tools, and maintenance supplies, and submit purchase requests as necessary.
  • Assist in preparing the annual maintenance budget and monitor maintenance-related expenses.
  • Conduct regular inspections to ensure all maintenance work meets company quality standards.
  • Train, coach, and evaluate maintenance staff to improve technical skills and work performance.
  • Work closely with Housekeeping, Front Office, Security, and other departments to ensure efficient facility operations.
  • Recommend improvements to equipment reliability, energy efficiency, and maintenance processes.
  • Perform other duties as assigned by management.

Qualifications:
  • Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Building Services, Facilities Management, or a related technical field.
Work History:
  • Maintenance experience in hotels, serviced apartments, condominiums, commercial buildings, hospitals, or industrial facilities for 3 to 5 years
  • Supervisory or team leadership experience for 2 years is preferred
Skills & Knowledge:
General & Technical Skills
  • Strong knowledge of: Electrical systems, Plumbing and sanitary systems , HVAC and air conditioning systems, Mechanical equipment, Water pumps and water treatment systems , Fire protection systems, Emergency generators, Building maintenance and preventive maintenance programs
  • Ability to read and interpret electrical, plumbing, and mechanical drawings.
  • Knowledge of occupational health and safety regulations.
  • Experience using computerized maintenance management systems (CMMS) is an advantage.
  • Ability to prepare maintenance reports and documentation.
