Building Manager (Chinese Speaking)
Business Unit: Property Management, CBRE Cambodia, Phnom Penh
Report to: Head of Property Management, Property Management
- Fully oversee and be responsible for the day-to-day managerial and financial operation of the property; including leading all managerial, administrative and technical personnel;
- To ensure optimum satisfaction of all occupiers of the common area and facilities of the property;
- To set, implement and monitor operation standards for all aspects of the property’s management in cooperation with the client to ensure the efficient running of the property;
- To monitor and evaluate the performance of all management personnel, contractors and sub-contractors – regularly meet with service contractors to ensure performance standards are met;
- To prepare and operate on yearly budgets; monitor and control expenses within agreed budgets;
- To communicate with - and report to the client and/or their representatives on all matters relating to the property and the use of its facilities;
- To prepare and propose improvement plans for all aspects of the property and its facilities, including but not limited to cost effective operations, energy savings, access control, safety and security;
- To coordinate with, lead and guide the engineering personnel to take measures in case repairs or improvements to the property may affect its occupiers;
- To set, prepare and conduct annual fire drills, property evacuation procedures and related safety trainings;
- To prepare and conduct regular formal meetings with the clients and/or occupiers of the property;
- To ensure smooth financial operation of the property including following up on the outstanding payments;
- To collect and analyze operational data of the property and its facilities and prepare professional recommendations based on these findings;
- To source, scan, compare and negotiate with external suppliers or service providers for any dealings related with the property, including contracts and procurements;
- To communicate, coordinate and deal with all relevant government institutions.
- At least 5-10 years experience in residential property management;
- Excellent verbal and non-verbal English and communication skills;
- Able to interact with a wide range of clients, personnel and their demands;
- Having knowledge of occupational safety requirements;
- Strong PC literacy and proven ability to manage daily activities;
- Demonstrated management experience with continuous improvement;
- Bachelor or Master Degree in related field.
Technical Supervisor
Business Unit: Property Management, CBRE Cambodia, Phnom Penh
Report to: Interim Head of Property Management, Property Management
Start Date: ASAP
- The Technical Supervisor/Manager’s responsibilities are:
- To provide day-to-day technical management of the site and ensure that the company’s reputation as a high-quality service provider is maintained and enhanced.
- To supervise and monitor technical staff for efficient running of the property, and compliance with the rules and policies.
- To ensure that all operating procedures for the property run efficiently, including security, fire safety, emergencies and evacuation procedures, plumbing work, access control, CCTV, parking system, security, cleaning and operated to the highest standards and comply with all statutory requirements.
- To support the property management office and follow-up on any outstanding technical issues relating to tenants facilities or operation disruption and working closely with contractors/suppliers to make sure that the issues is solved on timely manner,
- To identify problem areas at the property and recommend improvement plans to maximize the efficiency of site management.
- To maintain good public relations with clients, owners and tenants of the property.
- Carry out any other duties as assigned by the Property Manager or the client.
- Supervise on-site technicians.
- Purchase order, record and manage inventory for any equipment or materials required for the effective management of the property.
- Lead sub-contractor set-up, tender, renewal process to ensure effective sub-contractor agreements exist for the safe and effective management of the property
- To identify problem, process, procedure and areas in the site and recommend improvement plans to maximize the efficiency of site management,
- Co-ordinate with all the contractors for major repair and maintenance of all equipment in order to minimize inconvenience caused to building occupants and tenants.
- Monitor tenant fit-out works, reinstatement works and ensure the work complies with both the landlord and statutory requirements.
- To monitor, control and organize all on-site staff and to be responsible for the actions of such staff in addition to ensuring that staff rosters and all holidays are adequately covered.
- To regularly inspect the property.
- To liaise with the M&E technicians regularly to ensure sufficient service staff is maintained at all times.
- To monitor and control Purchase Order (PO), Work Orders (WO) and Purchase Requisition Forms (PR) generated in respect of the technical management of the property and monitor on cost and expenditure for repair and maintenance.
- To be available on call 24 hours a day in case of an emergency incident.
Handyman
Business Unit: Property Management, CBRE Cambodia, Phnom Penh
Report to: Head of Property Management
Effective Date: ASAP
- To provide safe and effective methods of MEPF and CCTV that would help us meet or exceed the standards set out in the Guidelines and policies.
- Daily operation mechanical, electrical, plumbing and fire systems, CCTV.
- Troubleshoot and resolve technical issues and problems related to hand‐over and commissioning of building equipment and operations.
- Daily check status of MEPF and CCTV equipment in the building
- Create testing and preventative maintenance schedules relating to MEPF and CCTV equipment and operation.
- Coordinate with building, contractor for repairs, renovation or installation M&E works.
- Daily and weekly reporting of the status of MEPF and CCTV equipment to management office
- Receive and record all documents relating to commissioning of building, equipment & operations
- systems
- Contribute as integral member of the team to achieve Community goals.
Receptionist (Day shift and Night shift)
Effective Date: ASAP
- The Receptionist’s responsibilities are:
- Answer the telephone and transfer the caller to the appropriate staff member
- Meet and greet clients and visitors
- Create and modify documents using Microsoft Office
- Perform general clerical duties to include but not limited to: photocopying, mailing, and filing
- Setup and coordinate meetings and conferences
- Ensure knowledge of staff movements in and out of organization
- General administrative and clerical support
- Prepare letters and documents
- Monitor the use of supplies and equipment and maintain an adequate inventory of office supplies
- Schedule appointments
- Tidy and maintain the reception area
- Assist other staff members as requested
- Other duties as assigned by manager
- Male or female, minimum 18-years old
- Bachelor’s degree in any related field
- Must be able to understand, speak, read and write English to a good standard. Other language skills are welcome
- Desire to improve and grow business skills
- Can use Microsoft Word Excel, PowerPoint (Good at formatting)
